The highest offer for this Pennsylvania golf course reached $1.1 million

The Middle Smithfield Township Board of Supervisors recently opened bids for the Country Club of the Poconos, attracting bids from Ryan Schmidt of Rise Select, Amit Patel of AMBE Hotels W Falls LLC, Sebastian Rametta of OPUS Partners LLC, and La Chiesa LLC. Rise Select emerged as the clear winner with the highest bid of $1 million plus a buyer’s premium of $100,000, making the total purchase price $1.1 million. Prior to unsealing the bids on June 13, Board of Supervisors Chairperson Annette Atkinson expressed gratitude for the economic development that the area has been attracting, stating that it was “the end of an era.”

Supervisor Michael Dwyer also expressed thanks for the support received over the past 12-13 years, emphasizing the collaborative effort that had been put into the project. Middle Smithfield Township acquired the golf course in 2010 for free as part of a larger deal that included 400 acres of undeveloped land and two development roads in exchange for purchasing unused sewage treatment capacity. This acquisition reflects the dedication of many individuals in the township and Monroe County who have worked towards its development and growth.

The bids submitted by Rise Select, AMBE Hotels W Falls LLC, OPUS Partners LLC, and La Chiesa LLC were accepted for legal review, with Rise Select emerging as the clear frontrunner. Attendee Carrie Wetherbee encouraged the supervisors to accept the highest bid, a sentiment that was echoed by many. Representatives of Rise Select expressed their enthusiasm for the project and their intention to maintain the golf course’s current status.

The economic benefits of the development were emphasized by Atkinson, who highlighted the potential job creation, increase in Local Services Tax, and reduction of tax burden for taxpayers. The positive feedback from developers and the community showcases the confidence in the board and the faith in the township’s potential growth. The collective efforts of past and present individuals involved in the golf course’s development were recognized and appreciated by Atkinson.

Overall, the successful bid for the Country Club of the Poconos marks a significant milestone for Middle Smithfield Township and reflects a promising future for economic development in the area.
